- How Video Is Changing the Real Estate Market in Nyon
In Nyon, homes aren’t just seen, they’re experienced. And more and more, buyers expect to experience them through video. Real Estate in Nyon Is Evolving and Video Is Leading the Way The real estate market in Nyon has always been unique, and now the way people buy property has shifted. And fast. Real estate video production in Nyon is now one of the most important tools for presenting homes in a way that feels real, immersive, and emotionally engaging. In a region known for its lakeside charm, mountain views, international community, and mix of modern developments and historic homes, properties here tend to move quickly. Video gives buyers something they increasingly expect: the chance to experience a home online before they ever book a visit. It can even be the deciding factor in whether they hop on a plane to see the property in person. So Why Does Real Estate Video Work So Well in the Nyon Region? Nyon is a town where people arrive from everywhere. With nearly 40 percent of residents being foreign nationals, many buyers first look online from outside the town. Geneva’s multinational scene, families relocating from Paris or Singapore, and professionals moving within Europe all contribute to this. Many first encounters with a home happen online and those first impressions matter. A photo gallery can show a kitchen. A video can show how it feels to move through it. Video Highlights What Makes Nyon Special In Nyon, a home is rarely just walls and square metres; it’s a lifestyle. It’s walks along the lake at sunset, Saturday morning markets in the old town, quiet views of Mont Blanc, vineyards turning gold in autumn, and kids cycling to school in their neighbourhoods. Good real estate video captures these elements in the storytelling. A short drone shot over the lake can say more in three seconds than an entire gallery of still images. Listings With Video Perform Better and Sell Faster Across Vaud, agents consistently see the same pattern. Homes with video get more visibility, more online engagement, more meaningful enquiries, and ultimately spend less time on the market. Video builds emotion and emotion drives decision-making. Video Helps Agents Stand Out Competition between agencies in Nyon is growing. Using video consistently signals a modern, professional, and client-focused approach. It shows homeowners that you invest in how their property is presented and that you understand how buyers shop today. What Makes a Strong Real Estate Video? Not all property videos are equal. In the Nyon area, here are a few things that really make a difference. Authentic Storytelling The strongest videos don’t rush through empty rooms; they capture natural light, textures, views, and atmosphere. They help viewers imagine daily life there. the warm morning sun in the kitchen, birds over the vineyards, a cosy living room in winter. Smooth Camera Movement Stabilised, fluid walk-through shots give viewers a clear understanding of the layout. Shaky phone footage does the opposite. Drone Footage (When Allowed) Drone aerials are incredibly powerful in Nyon: the lake, the mountains, the villages, the old town, the greenery, all become part of the property’s value. Natural, Clean Editing Good editing feels effortless. It allows the viewer to focus on the space, not on effects. Music and Sound That Fit the Home A subtle soundtrack shapes the mood and enhances the experience, whether the property is a family home, a sleek modern apartment, or a country retreat. How Video Benefits Homeowners and Agencies in Nyon More Visibility Online Most platforms favour listings with video, pushing them higher in search results. And on social media - particularly Instagram and Facebook, video dramatically increases engagement, where Nyon residents are highly active. More Qualified Visits Buyers who have already “walked through” the home online come to viewings with serious interest, making in-person visits more productive and a potential offer. Better Communication With International Clients For buyers relocating, video provides confidence and clarity and creates trust. For clients relocating from abroad, it feels like having a first visit before the real one. A Modern, Premium Image High-quality video signals professionalism. In a market where many homes are high-value, presentation matters more than ever. Real Estate Trends Shaping the Lake Geneva Region Nyon’s property market is unique: strong demand, a diverse international community, proximity to Geneva and Lausanne, limited stock, and buyers who often need to make decisions quickly. That’s one reason virtual visits are becoming more common. Some homes are even rented or reserved after a video walkthrough alone. The expectation for video will only increase. What Buyers Expect Today People looking at homes in Nyon now want: A full walk-through of the property A clear sense of layout and flow Natural, realistic lighting Insight into the neighbourhood or surroundings A feel for the lifestyle, not just the rooms Video delivers this in under two minutes which is why real estate video production in Nyon has shifted from “marketing luxury” to “basic requirement.” Why Professional Production Makes a Difference While some agencies create videos in-house, professionals bring: smoother movement and framing correct use of lenses consistent colour and light high-quality drone work cinematic but natural pacing strong storytelling fast delivery without sacrificing quality But above all, they understand Nyon itself. The light, the rhythm of the town, and how to present a home in its best context. Video Is Now Essential in Nyon’s Real Estate Landscape Nyon’s real estate market is dynamic, competitive, and increasingly digital. High-quality video is now one of the strongest tools for reaching buyers, creating emotional connection, and making listings stand out from the first click. If you’re preparing a property for sale or rent in the Lake Geneva region, professional real estate video production can help your listing reach more people and make a stronger impression online. A huge thank you to Pieter Nijssen from Tulip Productions for sharing his insight and expertise with us. His work behind the camera is helping redefine how homes in Nyon are presented, and our article wouldn’t have been possible without his experience in the field.
- GAOS Brings Elf the Musical to the Nyon Stage This Christmas
Big Laughs and Big Hearts Plus Your Chance to WinTickets! Nothing marks the start of the festive season quite like a GAOS Christmas show and this year, the theatre community is bringing one of the most beloved holiday stories to life. Elf the Musical , based on the hit film starring Will Ferrell, will take to the stage this December here in Nyon, promising joy, sparkle, and a generous dose of Christmas cheer. At the centre of the story is Buddy the Elf, enthusiastic, heartfelt, and unmissably iconic. We caught up with Sebastian Miazza, the actor stepping into Buddy’s tights and boundless optimism, about the magic behind the production and what audiences can expect. Stepping Into Buddy’s Shoes When Sebastian learned he’d been cast as Buddy, his reaction was instant and unforgettable. “Like a child going to Disneyland for the first time,” he says. “It felt like a unique opportunity to bring such an iconic character to life. I was incredibly grateful, and excited at the idea of bringing Buddy to life with and in front of my children.” The Heart of GAOS is Community GAOS productions are known for their warmth and collaborative spirit, something Sebastian says is at the very core of Elf the Musical. “GAOS shows involve up to a hundred people to bring them to life,” he explains. “They simply wouldn’t exist without all the people working both onstage and off. We are all aware of this joint effort, the enormous amount of work that each person puts in, the sacrifices that this entails, and the energy that must be invested. This is one of the reasons for the incredible community spirit at GAOS. Every detail matters, the sneeze of a passerby in a street scene, or Buddy’s first kiss under a huge glittery Christmas tree.” Rehearsals, he says, have felt less like work and more like a shared adventure. “It’s a fantastic experience, an extraordinary journey. A journey that starts as a group and ends as a family.” Favourite Moments (And a Few Challenges) Choosing one favourite scene? Impossible. “ Greatest Dad is iconic and a blast to perform, but Sparklejollytwinklejingley and Nobody Cares About Santa are fantastic ensemble numbers. Then there are all those little comedic moments performed by each character that never stop, and they are for me, fantastic. ” But even an elf has obstacles.... “Dancing is probably my biggest personal challenge. My dancing skills are about as good as my knowledge of nuclear physics. Close to zero.” And here’s a confession: “Duets terrify me. Singing to seduce Jovie feels like skydiving at every rehearsal, and probably still will during every show!” What Audiences Can Expect If you’ve never been to a GAOS production before, this is the perfect place to start. “ GAOS is constantly striving to improve and has been doing so for over 50 years. When I saw my first GAOS show as a member of the audience, I was impressed by the quality, standard, and talent of all the people who have been contributing to these shows for so long. That's why it's such a unique opportunity to discover these musicals in the region, without having to go to the West End or Broadway. ” As for the show itself? “Buddy the Elf is like Christmas and Broadway had a baby. It’s an emotional roller coaster, funny for all ages, and a real feel-good Christmas musical. And you don’t need kids as an excuse to come it’s a perfect date night, far better than the new Christmas comedies on Netflix!” The Story For those new to Buddy’s world: Elf the Musical follows a human raised by elves at the North Pole who travels to New York City to find his real father and discover where he truly belongs. Along the way, he spreads laughter, kindness, and holiday magic. WIN Two Tickets to the Show! Thanks to our friends at GAOS, we’re giving away two tickets to the Thursday 11 December performance of Elf the Musical . Just click on the link below and answer this question. Competition question: Who played Buddy the Elf in the original movie? Deadline: 1 December Midday when we will draw a winner at random. - Meet the Team Behind Living in Nyon
Living in Nyon doesn’t run on algorithms or robots (thank goodness). It runs on people, three of us in fact, who care about this town and enjoy sharing its stories. We bring our own voices, ideas and passions to the mix, and together we keep LIN alive with the things that make Nyon special. As an association, we also enjoy welcoming new faces, so if you’d like to get involved, we’d love to hear from you. Mandy Bronsil Mandy has been an integral part of Living in Nyon team since 2020. She brings vibrant energy, local knowledge, and a real passion for connection. For her, this beautiful region is more than a place to live. It’s a community full of stories, opportunities, and inspiring people. A graduate of the Ecole Hôtelière de Lausanne and fluent in English, French, Dutch, and Spanish, Mandy’s career has taken her from team-building and career development workshops to launching her own consultancy, B-Inspired . She’s also a TEDx speaker, Mastermind founder, and the driving force behind The Clubhouse , a lively co-working and meetup space in the heart of Nyon. At LIN, Mandy uncovers what makes the town tick, from local artisans to community events and inspiring individuals. She believes community isn’t just where we live; it’s how we connect, support, and grow together. When she’s not writing or leading workshops, you might find her hosting a mastermind session, diving into improv, or enjoying a good games night. Her favourite part of Living in Nyon? Working alongside the people who make this town so creative, welcoming, and unique. Seema Sharma Seema has lived in the centre of Nyon for well over a decade, watching the town evolve while keeping its unique rhythm and charm. That mix of old and new is what she loves bringing to life at LIN; highlighting local businesses, profiling voices, and sharing what makes this town feel like home. With British roots, Indian heritage, and a Swiss home, Seema is drawn to the spaces where cultures meet and communities grow. She believes meaningful communication bridges people and communities - a belief that runs through everything she does. Beyond LIN, she is the founder of The Hormone Harmony Network , where she supports women, and the organisations they work within, through the (peri)menopause transition with practical tools and compassionate guidance. She’s also a content writer and creative partner, helping individuals and teams cut through the noise with clear, engaging storytelling and creative idea support. Her favourite part of Nyon? Its energy. Especially in the summer, when the buzz of festivals captures the town’s creativity and community spirit. Chance Newcombe Bilham If there’s one thing Chance is good at, it’s starting new chapters. After two decades between the UK and US, he’s now firmly rooted in Nyon. What began as a love story with a Swiss woman has grown into something bigger: a love for the town itself, its people, and the everyday rhythm of life here. These days, he’s raising a young family, lacing up his tennis shoes whenever he can, and enjoying the small-town feel that makes Nyon special. At LIN, Chance looks after partnerships , bringing fresh ideas, curiosity, and a good dose of humour to the team. He’s another pair of hands and a welcoming voice, helping keep the site useful and true to its purpose.
